Development of industrial area in Fortune

a.) The long-term goal of the Municipality of Lucky is to increase competitiveness, optimise the production of agricultural income, provide competitive advantages over competitors. The industrial area created by the project also aims to improve the quality of life, the ability of the local rural population to generate income, the catching up and development of the countryside by taking advantage of the comparative advantages of the Hungarian agricultural land, production, processing and marketing. The short-term objective of the project is to expand the range of industrial services provided by the city, especially for local enterprises, by the industrial area affected by the development, to boost production and farming, to stimulate entrepreneurship, to create new jobs and to increase employment. The General Assembly of Borsod-Abaúj-Zemplén County Municipality on the guidelines, recommendations and measures for spatial planning in the county 37/2009 (IV. Point IV.17 of its resolution 30) proposed the area of regional logistics (agri-logistics) centres. In accordance with point IV.17.2 of the Decision, support should also be given to the development of agri-logistics centres in the regional logistics centres in relation to commodity production areas, where the installation of modern-tech buildings, cold stores and processing facilities for crop storage is to be provided for local urban planning tools. The establishment of such a centre is proposed in the municipalities of Gönc, Szendrő, Szerencs and Sárospatak. The planned logistical and agricultural logistics centres are set out in plan sheet No 1.11 of the B.-A.-Z. County Spatial Planning Plan. The urban planning plan for the former sugar factory complies with this directive — in line with the centuries-old food and agricultural product processing tradition. According to the plan of the Municipality of Szerencs, the establishment of an imaginary centre for agricultural logistics will allow the use of the area for economic purposes. The logistics centre shall provide the necessary spaces for transport-storage and related value-adding and commercial services. In the case of the establishment of a logistics centre, it is also appropriate to ensure a rail connection in addition to the road. The site may be built up to 60 % due to larger storage-storage buildings, provided that appropriate environmental conditions are ensured. Communication requirements and full public utilities in this area should be ensured. Taking into account the criteria set out in the recommendation, we planned the interventions to be implemented in the industrial area to be developed by the project in such a way as to lay the foundations for the establishment of the agricultural logistics centre set as an objective. The investment activities to be carried out by the project — clearly contribute to the implementation of the ideas set out above. The industrial area to be developed would be an opportunity for newly created or existing companies to obtain appropriate industrial/economic areas, sites and to find solutions to their storage needs.
